How Roofers Can Reach No-Soliciting Neighborhoods and Gated Communities

Roofers reach no-soliciting neighborhoods and gated communities by not knocking at all. Mail, text and email go where crews can't, and a small, real reward for watching your video lets the homeowner raise their hand on their own terms. You follow the rules, reach every home, and only talk to people who chose to hear from you.

Quick answer

Door knockers can't get past "No Soliciting" signs and gate codes. Here's how roofers reach every home in those neighborhoods by mail, text and email, and let homeowners raise their hand first.

The short answer

At ACE, we build a list of homeowners inside those neighborhoods, scrub it against Do Not Call lists, and send each home a mailer, text or email with a unique code. The homeowner enters the code, watches a short video about your company, and unlocks a real gift card. Outside Florida, a second reward can unlock when they book an inspection. In our roofing campaigns, about 9% of homeowners who get the offer activate it, and no-soliciting and gated neighborhoods have been some of our strongest areas.

Why these neighborhoods are worth the effort

A lot of homes sit behind a gate, an HOA rule or a "No Soliciting" sign. The Foundation for Community Association Research's 2025 Fact Book estimates there are 373,000 community associations in the U.S., with 78.1 million residents. By its count, more than a third of U.S. housing (35.2%) is in a community association. Not every one of those bans soliciting, but many limit it.

For roofers, that's good news. When knockers can't get in, the homeowner isn't hearing the same pitch from ten companies. And homes built around the same time often need roofs around the same time, so one job can lead to the next one down the street. The catch is that the usual playbook, a crew walking the streets, doesn't work there.

Step 1: Know what the rules actually cover

"No Soliciting" can mean different things depending on where you are. Before you plan anything, find out what applies.

  1. City or county ordinances. Some towns require a permit to go door to door or limit the hours.
  2. HOA rules. Many associations ban door-to-door sales inside the community, even when the city allows it.
  3. Gate access. In a gated community, you usually need a homeowner who invited you.

Text, calls and email follow their own rules, like the TCPA, the Do Not Call registry and CAN-SPAM. ACE reviews outreach rules with each business before launch, and you should confirm with your own attorney. The point isn't to find a loophole. It's to use channels built to reach people without showing up at their door.

Step 2: Build a list of homes inside the gate

You can't reach a neighborhood you can't name. Start with the homes.

  • Draw the boundary. Name the subdivisions, HOA areas and gated developments you want. We turn that into addresses.
  • Add intent. ACE Data finds homeowners in those areas who are actively researching roof repair or roofing contractors. We score them high, medium or low intent and drop the low ones. We can refresh the list daily.
  • Enrich it. List enrichment can add up to 600 data points per contact.
  • Clean it. We scrub phones against Do Not Call lists and verify phone numbers and emails before anything goes out.
  • Add your own customers. Past customers in the community are your best starting point.

Step 3: Use channels that get through the gate

Most campaigns mix a few delivery channels:

  • Direct mail. The mail carrier gets past every gate. Each mailer carries a unique code tied to that address, so you know exactly which home responded.
  • Text and email. Sent to the cleaned list from your own accounts, after you approve the contacts and the message. The homeowner sees your company's name, not ours.
  • Digital and streaming TV ads. For established businesses that qualify, ACE Ads can show your video on Meta, Google and streaming TV to homes in those zip codes. You fund the ad spend up front.

Step 4: Make an offer they'll actually act on

A "free inspection" mailer gets tossed with the rest. Give the homeowner something real for one small step. A typical roofing ladder looks like this:

  1. Watch. The homeowner enters their code and watches a short video about your company. You record it from our script. It can't be skipped, the sound has to be on, and it unlocks at 75% watched.
  2. Earn. A real gift card unlocks, for example $20 from Amazon or Starbucks. Amazon cards tend to see the highest activation.
  3. Book. A second reward unlocks when they book an inspection, for example another $30. We don't use this step in Florida (see below).

Phone verification stops anyone from claiming twice, and the homeowner has 30 days to claim after the reward unlocks. You pay for rewards only when someone completes the action.

The reward is never tied to an insurance claim, never touches a deductible, and never depends on hiring you.

Florida. Florida law (Fla. Stat. 489.147) bars roofing contractors from offering a gift card, cash or anything of value in exchange for allowing a roof inspection or making an insurance claim. In Florida, ACE campaigns reward only watching the roofer's video. The reward never depends on booking, allowing or completing an inspection, or on filing a claim, and we never describe it as an inspection incentive. That's how we structure Florida campaigns, not a legal opinion. We review every campaign, and you should confirm with your own attorney.

Step 5: Decide what to do with your door knockers

Once mail, text and email can reach every home, many roofers won't need a door-knocking crew at all. Compare the two:

  • Cost. A canvassing team means wages or commissions, training and the cost of replacing people who leave. With ACE, you pay for rewards only when a homeowner acts.
  • Reach. A knocker can only cover so many doors in a day. Mail and text reach every home in the zone at once, including the ones behind the gate.
  • Rules. Knocking runs into "No Soliciting" signs and HOA bans. A mailer the homeowner chooses to open doesn't.

Door knockers work hard, and some roofers will keep theirs for open neighborhoods. If you do, have them leave an ACE card when nobody's home, so the homeowner can watch your video later.

Step 6: Call fast and turn one job into the next

A homeowner who just watched your video already knows your name. Call within minutes, using a script we write. Those who watched but didn't book get an automatic text, email or retargeting ad.

After the job, ask for an honest review and a referral. With an ACE referral, the customer sends the gift to a neighbor, and both get rewarded when the neighbor activates. Behind a gate, a neighbor's recommendation is the next best thing to an invitation. Review rewards are for an honest review, never a positive one. More ideas: customer referral programs.

What we've seen

  • About 9% activation in roofing. In a typical ACE roofing campaign, roughly 9 in 100 homeowners who get the offer activate it. Across all our direct mail and digital campaigns, engagement has ranged from about 5% to 28%.
  • Strong results where knockers can't go. No-soliciting neighborhoods and gated communities have been some of our best-performing areas. We've also seen strong results when ACE runs alongside door knocking.
  • Fast bookings. In one roofing direct mail campaign, a homeowner booked a roof inspection 20 minutes after getting the offer.

ACE's roofing clients include Good Faith Roofing. These are past results across our campaigns, not a promise for yours. Your market, offer and follow-up speed all change the numbers.

When this isn't the right fit

  • You can't call back quickly. If leads sit for two days, the reward was wasted.
  • You won't record a short video. The video is the heart of the offer. A phone and a few minutes is enough, and we write the script.
  • You need leads this week. Campaigns usually take 2 to 3 weeks to launch and run for at least 2 weeks.
  • You're outside the U.S. ACE only works with U.S. businesses.

Frequently asked questions

Can roofers go door to door in a no-soliciting neighborhood?

It depends on the local ordinance and HOA rules, and many don't allow it. Mail, text and email reach those homes without knocking. ACE reviews outreach rules with each business, and you should confirm with your own attorney.

How do I market my roofing company to a gated community?

Send direct mail, since the mail carrier gets past the gate. Pair it with text, email and local ads to a cleaned list of homeowners inside the community. Give them a reason to respond, like a real gift card for watching your video.

Is it legal to text homeowners in an HOA about a roof inspection?

Texting is covered by federal rules like the TCPA and the Do Not Call registry, no matter where the homeowner lives. ACE scrubs lists against Do Not Call and sends from your own accounts only after you approve the contacts and message. Check the details with your own attorney.

What's the best way to get roofing leads without door knocking?

Find homeowners already researching roof work, reach them by mail, text and email, and reward them for a small first step like watching a video. In ACE roofing campaigns, about 9% of recipients typically activate the offer. You pay for rewards only when someone acts.

Does this work for roofers in Florida?

ACE structures Florida campaigns differently because of Fla. Stat. 489.147. There, the reward is only for watching the roofer's video, never for booking or allowing an inspection or filing a claim. We review every campaign, and you should confirm with your own attorney.
